Gutter Clean Outs

Frequency: Between zero and two times a year.
Irrigation De-winterization
Week Scheduled: April 7th - 11th
Please remember that not all properties have irrigation systems that require de-winterization. For your specific schedule information, please watch for an email on April 4th.
Front and back yard access will be needed.
Frequency: The irrigation is de-winterized in spring and winterized later in the year when temperatures start to drop.
Swamp Cooler De-winterization
Week Scheduled: April 7th - 11th
Please remember that not all properties have swamp coolers. For your specific schedule information, please watch for an email on April 4th.
Interior and yard access will be needed.
Frequency: Swamp coolers are de-winterized in spring and winterized later in the year when temperatures start to drop.
Filter Changes
Week Scheduled: End of May. Week to being determined.
To find out if your property is scheduled for a filter change and to get specific dates, please keep an eye on your email inbox mid-May. We'll send out a detailed schedule then.
Interior access will be needed.
Frequency: Between zero and three times a year.
AC Units
If you have an AC unit we encourage you to check that it is working now rather than when it is hot and you need it. We work with a number of HVAC vendors but when it gets hot their schedules get backed up days sometimes weeks. It is better to check now and get any necessary repairs underway. As a reminder, your AC thermostat should never be set under 68 degrees as it will freeze the unit. The evaporator coil, responsible for cooling, will become covered in ice, restricting airflow and preventing proper heat transfer, leading to the unit shutting down, potential damage, and leaks.
Leasing Updates
It's renewal season! If your lease is coming up for renewal, we'll be reaching out to you 60 days before your lease expiration with all the details.
